Our Process
Description of Design Phases
Below is a description of the Phases outlined in your proposal. Each phase is presented on a scaled drawing – either 1”=10’ or 1/8”=1’ on 24x36” sheets.
Preliminary Design Work
During this phase we visit your site, take pictures, verify any measurements that could be in question, identify any opportunities or constraints, locate any plant material or site features that could have an effect on the design outcome, set up drawing sheets in AutoCAD, conduct any research required to be in code compliance and create a design program based on site information and your wishes and desires.
Schematic Design
The Schematic design phase provides us an opportunity to generate alternatives as to how a design program could play out. This plan will show basic locations of site features such as walls, paths, plant massing/groupings, plant types and lists alternatives for materials to accomplish the desired effect. Many times, the site will lend itself to a number of scenarios and in the process, we pull what we feel are the best ideas and present them to you often as differing alternative design drawings.
Design Development
This phase takes the preferred ideas from the Schematic Design Phase and any other ideas that the client wishes to explore and pulls them together on a plan that is more definitive. At this point we tighten up what is often fairly loosely portrayed in the Schematics and identify more specifically materials that are chosen by the client. We will also verify during this phase that, given topographic conditions, the design is feasible.
Construction Drawings
The Construction Document phase defines in detail on separate sheets the various pieces of the project in order for the design intent to be realized. These drawings are separated out for clarity in understanding for the contractor in the bidding and construction processes. These drawings will include notes, legends and details specific to the project.
Construction Administration
Construction administration is the process of putting projects out to bid, collecting bids and evaluating those bids for the client. In most cases, this also includes submitting projects to the various agencies, HOA submittals for the purpose of approval and or permitting.
Construction Observation
This phase is one of the most important. It involves overseeing the installation of all the efforts to date. This process ensures that the installation is done to the best level of intention and compliance to the drawings and the creative process.
